Sharpe Project Developments completed the development of a 80,000 SF industrial project for L’Oreal in 2008. The project was a build-to-suit in which the tenant engaged our team to oversee the design and construction and implement the company’s international building standards, design criteria, and sustainability requirements.

The $9MM warehouse and distribution facility was developed with the highest safety, security, and environmental protection standards due to the client’s products’ high flammability and ecological concerns. The building included carbon filters in the on-site drainage system, a ten-foot fence with extensive security, and a CCTV system. The interior scope included a foam suppression system for aerosol products, depressed floor slabs to retain fire sprinkler water in the event of a fire, and loading dock restraints.

Overall, the project was a great success and served L’Oreal for many years thanks to the dedicated efforts of architect, developer, and Lusardi Construction.
