Sharpe Project Developments completed an 11,000 SF multi-tenant retail building for BEP Limited Partners in December 2020. Located in an active Winn-Dixie shopping center, the project required our team to navigate numerous constraints.
Initially engaged after MODIS Architects was selected, we quickly reviewed final drawings and issued comments before permitting. Rossco Construction was chosen as the general contractor, and we participated in GMP contract negotiations. Our responsibilities included managing construction, coordinating and installing utilities (electrical, water, gas, and telecommunications), and handling infrastructure improvements from design to installation.
The building was designed for nine tenant bays but was reduced to three after one tenant leased most of the space, leaving two end cap units. We modified electrical and plumbing services to fit the new configuration. Despite being engaged later in the preconstruction phase, our team swiftly addressed issues and delivered the project on time.
